DC/2023/01277 – Land To the East and West of West Lane Formby L37 7AZ
The application is for 91 homes, an increase of 51 homes over the Local Plan allocation of 40 MN2.13.
Residents have expressed concerns regarding the increase in traffic that would result from the proposed increase to 91 homes.
The planning statement refers:
“In addition to the site accesses, Sefton’s pre-application response identified five external junctions across which the development impacts should be considered. These included:
- West Lane / St Anne’s Road / Stanley Road
- West Lane / Massam’s Lane
- St Anne’s Road / Paradise Lane
- Rimmer’s Avenue / Gores Lane, Gregson’s Avenue / Massam’s Lane
- Paradise Lane / Southport Road.”
The Parish Council support the residents’ concerns and question how the developer arrived at the conclusion that the impact will be negligible. The road network surrounding this site are small residential roads that are already busy. It is also considered that the roundabout junction at Green Lane/Church Road will also become much busier and that this requires some upgrade.
Policy ESD7 in the NDP identifies that trees lost as a result of development should be replaced 1:1.
According to the arboricultural impact statement the number of trees to be planted is lower than the number that would be removed so the development would result in a net loss of tree cover. How is this intended to be mitigated?
